La Mesa, CA

A long-vacant hillside site on the edge of La Mesa and San Diego was reimagined as a 40-unit multifamily community with a mix of market-rate and affordable housing. After the Owner acquired the adjacent property, CLAD guided the combined parcels through a complex rezoning and entitlement process, securing approvals from the La Mesa Planning Commission and City Council.

The project includes 40 apartments across three buildings with 60 parking spaces. With more than 50 feet of grade change from front to back, the site presented significant design and coordination challenges. Bound by the Trolley on one side and an existing sewer easement and dedicated open space on another, the final design required careful collaboration with city staff and a team of consultants.
