This ambitious hillside subdivision transforms an underutilized property into a 10-lot residential community utilizing both San Diego’s ADU Bonus Program and California SB9 legislation. The development includes nine lots with a primary residence and two ADUs each, along with a tenth lot containing two single-family homes, significantly increasing housing production within an established neighborhood. Extensive coordination with the City, Caltrans, utility providers, and environmental consultants was required to secure discretionary approvals, including City Council approval. Carefully integrated into the hillside, the homes maintain a low-profile streetscape appearance while concealing additional living space within walk-out lower levels.
