129 NCB is a multifamily housing development in National City, California. CLAD steps into the role of owner on a small vacant lot along a worn commercial corridor ready for renewal. Located in the heart of National City’s revitalizing Downtown, the project supports the City’s vision for vibrant, transit-oriented living with 14 modern studio and one-bedroom residences. Each home opens toward an internal parking courtyard, creating a shared retreat buffered from the surrounding streets and nearby I-5.

The courtyard is finished with a drivable landscape surface that improves site drainage by allowing rainwater to gradually infiltrate onsite, while encouraging interaction among tenants as they move throughout the property. Clad in dark fiber cement panels, the building creates a bold, monumental street presence inspired by the naval ships that define the nearby waterfront.
