A difficult hillside lot left vacant for decades finally gets it due with 40 market rate and affordable apartments.

The property, which is located on the edge of La Mesa and San Diego, found new life once the Owner was able to buy the adjacent property and rezone it to a multi-family use. CLAD assisted with the difficult rezoning process which was successfully approved by the Planning Commision and CIty Council of La Mesa. The combined lots allowed for 40 apartments divided amongst 3 buildings and 60 parking spaces.

The sites topography slopes over 50 feet from front to back, and is bound on one side by the Trolley and another side by an existing sewer easement and dedicated open space. The final design required intense coordination between city staff and team of dedicated consultants. The project expects to break ground in October 2019.
